This one’s called Wellness Capital, and it’s currently in pre-launch, which for buyers usually means the best window for early pricing before things move to a formal launch stage. The scale isn’t modest either — around 900 acres planned overall, with Phase 1 alone accounting for close to 200 acres. Plots range between 1,200 sq. ft. and 4,000 sq. ft., leaving room for pretty different kinds of buyers to find something that fits — a smaller weekend plot for a young couple, or a larger one for someone planning a proper family home that’ll still be standing for the next generation.
The location is doing a lot of the work here too. Khopoli sits close to the Mumbai-Pune Expressway, about 80 km out from Mumbai, and just a short drive from the Pune-Nashik highway as well — which means the town isn’t relying on a single road for its relevance. It’s already an established town, not some speculative patch of empty land — schools, hospitals, markets are already running here, and the Sahyadri hills right at its edge bring waterfalls, old forts, and enough greenery that it barely feels like the same state as Mumbai some days.
What separates this launch from a lot of the plotted land already floating around Khopoli is documentation and follow-through — two things buyers in this market have learned to worry about, often the hard way. Shapoorji Pallonji has been building in India for over 150 years, and a meaningful part of Mumbai’s own skyline carries their name somewhere in its history. With plotted land specifically, that matters more than usual, since you’re trusting the roads, drainage, and security around your plot will actually show up as promised, not just on a brochure.
Early plans for the township include wide internal roads, stormwater drainage built to actually handle monsoon runoff (a real issue on hill-adjacent land that a lot of smaller developers skip or underplan), and underground cabling instead of the usual overhead wires. A clubhouse and landscaped common areas are part of the layout too, aimed at making this feel like an actual community and not just a collection of fenced-off plots.
As with any pre-launch project, the fine print still needs checking — final pricing, RERA registration, and possession timelines aren’t locked in yet, and buyers should confirm all of it directly before committing. But for anyone who’s been eyeing Khopoli for a while and holding off because the available land never felt fully trustworthy, this new launch is probably the first one in a while worth taking seriously.
